The conveyancing process
If you have found a property to buy and had an offer accepted, you can give our details to the estate agent and they will pass these on to the seller’s solicitor. We will then be sent the contract papers to go through on your behalf.
We will check the legal title to the property and apply for the necessary searches, such as a local authority search and drainage search. We will also raise any enquiries we may have with the seller’s solicitor.
If you will be obtaining a mortgage, you should also pass our details on to your lender so that they can send your mortgage offer to us.
Once all of the paperwork is in order, we will discuss the proposed completion date with you and liaise with the seller’s solicitor to agree this. You will need to provide a deposit, usually of 10%, to be paid to the seller’s solicitor on exchange of contracts. If you are tying in a sale, it is generally possible to use the deposit from your sale.
We can then exchange contracts. This is when the transaction becomes legally binding and the date for completion is set. We will order your mortgage funds and let you know how much you need to provide to complete.
On the day of completion, we will forward the balance of the purchase price to the seller’s solicitors. Once they have received this, they will authorise the estate agent to release the keys to your new home to you.
